Home Inspections in Alberta
Welcome! My name is Katie Sheldon, and I’m the owner and certified home inspector at KS Home Inspections Inc. With 19 years in the construction industry, I bring a deep level of expertise to every home inspection I conduct. For the past 12 years, I’ve been a Red Seal Journeyman Carpenter, with experience spanning a wide range of areas — from building and installing windows to inspecting building envelopes, framing, and mechanical systems. Additionally, I’ve worked on numerous renovations and restoration projects, allowing me to assess homes from multiple angles.
As an InterNACHI Certified Home Inspector, I’m dedicated to providing thorough, reliable, and easy-to-understand inspections. My passion lies in helping homeowners, whether they’re buying their first home or maintaining a long-time property, feel comfortable and confident in the condition of their house. I take the time to walk you through my findings and answer any questions you have, so you can make informed decisions that will help protect your investment.
Your home is one of your most important assets, and I’m here to ensure you have all the information you need to take care of it.

What to Expect from a Home Inspection
During your home inspection, you can expect a thorough, non-invasive assessment of the property’s condition. I’ll inspect key areas of the home, including the structure, foundation, roofing, plumbing, electrical systems, and more. As this is a non-invasive inspection, no major alterations or disruptions will occur, meaning I won’t be cutting into walls or making significant changes to the property. My goal is to identify any existing issues or potential concerns while respecting the integrity of the home. After the inspection, I’ll provide you with a detailed report that outlines my findings, offering clear explanations and actionable insights to help you make well-informed decisions.
Thermal Imaging
Thermal imaging uses infrared technology to detect temperature differences on the surfaces of a home. This non-invasive method helps identify hidden issues, such as moisture problems, insulation gaps, and electrical hotspots, which may not be visible to the naked eye. By capturing temperature variations, thermal imaging provides an additional layer of insight, allowing me to spot potential concerns early and give you a more comprehensive understanding of your property’s condition.
Moisture Meter
A moisture meter is a tool used to measure the moisture content in building materials such as wood, drywall, and concrete. By detecting elevated moisture levels, it helps identify potential issues like water damage, leaks, or mold growth that may not be immediately visible. This tool is an essential part of my home inspection process, allowing me to pinpoint areas of concern and provide you with accurate, actionable information.
